Maria & Joseph Real Estate Projects
Real estate development
done differently.

Who we are
Maria & Joseph Real Estate Projects is a German-Spanish developer with a simple belief: good homes are built with care. We create homes that combine thoughtful design, functional clarity, and a strong sense of the places they belong to. Collaboration is at the heart of everything we do. We work closely with architects, engineers, and skilled craftspeople, partners who bring the same care, commitment, and belief in quality that we do.

OUR LATEST PROJECTS

Heritage Soul. Modern Mind.
In the heart of authentic Santa Maria del Camí, four exclusive residences are emerging to define well-being and aesthetics in their purest form. This ensemble seamlessly bridges the past and the present by uniting two distinct locations: Carrer Llarg features two hindeaways within a heritage-listed Mallorcan house, honoring historic substance through timeless reduction, while Carrer Bibiloni offers two expansive, modern single-family homes with open, flexible spatial concepts.

Rural Soul. Urban Heart.
These residences are united by a private, park-like garden — a lush oasis of tranquility that brings the essence of the countryside into the heart of urban village life. This shared landscape is supported by a discreet mobility concept, ensuring an entirely car-free environment that preserves the quiet, natural atmosphere of the ensemble. By prioritizing this seamless connection to nature, these homes redefine high-end living as a state of natural well-being.

Mallorca is more than a destination – it's a feeling of effortless Mediterranean life. The island's quiet heart lies inland, a landscape of vineyards, almond groves, and honey-coloured stone. Here, the villages of Biniali and Santa Maria del Camí sit at the edge of the Binissalem wine region, one of Spain's most renowned designations. Far from the tourist trail, yet closer to Palma than most expect.
Biniali
Biniali is the kind of place that doesn't announce itself. A village of few words and quiet beauty, it sits in the heart of the Binissalem wine region – surrounded by vineyards, dry stone walls, and the unhurried rhythms of rural island life. No crowds, no compromise. Just the raw, unfiltered character of a Mallorca that has remained largely unchanged for generations.
The region sits at the foot of the Tramuntana mountains, a UNESCO World Heritage landscape that shapes the microclimate, the soils, and the extraordinary quality of light.
Palma, the sea, and the airport are all within easy reach. Yet here, away from the noise of the coast, that distance feels like the greatest luxury of all. This is where design, nature, and a considered way of living can genuinely coexist.

Santa Maria del Camí
sits at a rare crossroads: authentic village life, effortlessly connected to the rest of the island. Palma and the airport are 20 minutes by car, the sea a short drive away – and a direct train links the village to the city in just 25 minutes. Yet here, surrounded by the Tramuntana mountains and the rolling vineyards of the Binissalem wine region.
Mallorcan Soul
THE Region
Finca Ponderosa
Biniali, Mallorca
Set in the rolling countryside of Biniali, Finca Ponderosa is a rare find: a fully realised Mallorcan estate where traditional character and contemporary comfort exist in natural balance. On nearly 15,000 m² of land, the property offers generous living spaces, a heated pool, and gardens of olive, citrus, and almond trees – a quietness that is increasingly hard to come by on the island.
BUILT & IN PROGRESS

4 Boutique Villas Santa M. Mallorca
The project unfolds across two distinct settings. At Carrer Llarg, a heritage-listed Mallorcan house is thoughtfully reimagined into two refined residences, preserving the dignity of its history through timeless restraint. At Carrer Bibiloni, two contemporary single-family homes offer generous, light-filled spaces defined by clarity, openness, and calm. Both are connected by a private, park-like garden – a quiet landscape that brings the presence of nature into the centre of village life.
We'd love to hear from you.
And keep you updated on current and upcoming projects.
